When it rains, it pours…

Ever since the last offer fell through, we’ve endured a bit of a roller coaster. The house was once again ‘live’ on the market and phone calls started trickling in. We got a phone call on Friday morning asking for a showing, unfortunately the people wanted to see the house in the 30 minutes and we had to ask for more time – they canceled. Next we had an appointment scheduled for Saturday evening. We cleaned the house, and then the people phoned to reschedule for Monday. Yesterday arrives and we clean the house again, and a half hour before the appointment the people cancel.

We realize that as sellers we are at the mercy of buyers – but these constant cancellations are ignorant. Do you think we live in a pristinely clean house all the time? No, we are cleaning it for you!

Anyway, there was a very marginal silver lining to the cancellation… Just before we left the house – moments before the phone call came in – my wife ran down to the basement to grab something… and stepped on a wet carpet.

Seems that the house could not resist the torrential rain we’ve had over the past few days and the basement flooded. We have never had water in the basement, and with a second open house scheduled for this weekend we have less then a week to remedy the problem…

At this point it’s incumbent that we fix this problem. Our agent explained that this incident does not drastically hurt our chance of a sale so long as we make efforts to deal with the problem. The general course of action is to disclose the incident, as well as the efforts made to remedy the problem. In our case, we have been advised to remove the carpet underpad and dry the carpet, as well as install a french drain around the perimeter of the house…

I hope this gets easier…
